Resting close to the Front Range of the Rocky Mountains along I-25, the city of Colorado Springs lies in the western-central part of El Paso County with the Air Force Academy, Black Forest and Briargate to the north, neighborhoods such as Village 7 and the Eastern Plains areas to the East, the foothills of the Broadmoor, Cheyenne Meadows, Fountain Valley and Rock Creek areas to the south and the mountainous areas of Ute Pass, Woodland Park, and Divide to the west.

Characteristics

Colorado Springs, a city of approximately 350,000 people, serves as home to many interesting and important activities. In addition to the strong, active, and growing business sector, Colorado Springs serves as host to the US Olympic Committee and training center, the US Air Force Academy, The US Space Command, Fort Carson, Cheyenne Mountain Air Base, and Focus On thefalls.jpg (9537 bytes) Family. Mild weather, an active tourist trade with its associated restaurants and hotels, the natural beauty and characteristics of the mountains, and facilities such as the new World Arena, all combine to make Colorado Springs a most desirable city in which to live. The average sales price in the Pikes Peak Region averages a little over $200k and the median is around $170k.

Neighborhoods and communities

Note: There are differing points of view regarding the location of neighborhoods within the various sections of the city. This presentation most closely corresponds to the areas defined by the PPAR MLS.


Northwest (N/W) …includes the neighborhoods of Peregrine, Mountain Shadows, Rockrimmon and Woodmen Valley. These areas are to the west of I-25 with hills, some trees, some horse property, and city views. The average house price for the Northwest is $246k, and the median house price is $250k. School Districts 20 and 11. Zip Code: 80919

The southern part of this section is close to Garden of the Gods Park, MCI, and several hi-tech businesses such as Intel. There are both newer and older subdivisions nearby which make for an easy commute.

Briargate (BRI) …This is a very large residential complex in the northern part of the city which features still-expanding new neighborhoods such as Pine Creek, Fairfax, and Charleston Place. These neighborhoods frequently offer beautiful views, but are sparsely treed. Some older parts of Briargate however, have more established vegetation. Average house price is $239k, the median is $216k. School District 20. Zip code: 80920

Northeast (N/E)…The northeast section is filled with a multitude of both well-established as well as newer neighborhoods. The terrain is typically hilly and some areas such as Vista Grande, have spectacular mountain views. The newer neighborhoods such as Norwood are dappled with schools, parks, and trail systems. Average home price is $199k and the median is $183k. All are within easy access to all the conveniences of Academy Blvd. School District 11. Zip code: 80918

Eastern (EAS)…This section of town consists mostly of older larger homes of all sizes and prices and are typically in hilly and established neighborhoods. There are also some newer subdivisions. Average home price is $162k and the median price is $159k. This section offers a very easy commute to Peterson AFB. School District 11. Zip codes: 80917, 80909

Powers (PWR) …includes the neighborhoods along the eastside of Powers Blvd and offers a super convenient commute to Peterson AFB. New homes abound with many options! Average sales price is $159k and the median is $162k. School District 49. Zip code: 80922

Western (WES)...the west side of the city is an eclectic combination of unique, old, and new - Average sales price is $190k and the median is $153k. There are estates with views of Garden of the Gods and sweet victorians lining the streets of Old Colorado City (OCC) – Average sales price is $148k and the median is $147k. It is also the gateway to Manitou Springs (MAN) with its charming mountain character - Average sales price is $227k and the median is $240k. Central (CEN)… Is a large section of the city from ranch-style 50's homes to stately and expensive victorian mansions downtown. Smaller victorians run alongside well-maintained park systems that residents can use to walk and jog. The downtown area of Colorado Springs is home to the Colorado College Tigers. (Lots of shops, parks, and restaurants.) Average sales price is $149k and the median is $139k. School district 11. Zip codes: 80903, 80910

Southeast section (S/E)…includes nice-sized homes close to every convenience Academy Blvd. has to offer. Average sales price is $130k and the median is $129k. School District 2. Zip code: 80916


Southwest section (S/W)…Offers convenience to downtown, Fort Carson, and Cheyenne Mountain. The Broadmoor Hotel, a five-star resort, is the focal point of the Southwest. Neighborhoods surrounding the hotel such as Top of Skyway, Upper Skyway, Skyway Heights, offer many options in custom homes. Established neighborhoods with lush vegetation such as Lower Skyway and Cheyenne Canyon are filled with older ranch-style and bungalow-style homes. Neighborhoods south of the Broadmoor Hotel in the foothills house newer homes, older semi-custom and custom homes extending to the estates in the Broadmoor Resort, Broadmoor Proper, The Preserve for over 1 million. Average sales price is $313k and the median is $260k. School District 12.

Also in the Southwest section and convenient to Fort Carson just east of Hwy 115 include the neighborhoods of Cheyenne Meadows and Cheyenne Hills. The homes in these neighborhoods have a minimum of 3 bedrooms and range in age from early 1980's to brand new. School District 2. Zip code: 80906
