Mary Calvert Team began offering property management services as a result of requests by our real estate clients who were looking to receive the same kind of high quality service associated with the management of their rental properties as they received from us in the buying and selling of properties. Accordingly, we strive to offer high quality, professional service in this aspect of our business as well.

Presently, Mary Calvert Team provides property management service to close to 100 property owners most of whom are out-of-state and who rarely see their properties at all. We have developed a proven, hands-on approach to property management consisting of responsive professional service backed by over a decade of experience.

Mary Calvert Team is a proud member of the National Association of Residential Property Managers NARPM. We are also members of the Colorado Association of Realtors, the National Association of Realtors, and the local Board of Realtors.

Our affiliation with the local Board of Realtors includes membership in the Multiple Listing Service (MLS) allowing us immediate access to available properties and the ability to list properties throughout the local broker community.

We are licensed brokers who are knowledgeable about Colorado laws which govern rental properties, owners/agents and tenant rights. We stay abreast of the latest changes to these laws. We have an attorney at our disposal to inquire into legal matters, and to provide expert legal representation in any type of court action.

Mary Calvert Team. is on the job so you don't have to be. We visit your property, talk with your tenants, and note areas in need of maintenance. We're available to respond to emergencies as well as to handle day-to-day maintenance at minimal cost to you.

Here are the actions we take to insure your property is competitive in the market place so that a fair rent is achieved without the property having excessive time on the market:

  • Always run a credit/eviction check on applicants.

  • Here are the steps we take to protect and maintain your property and to keep your rental costs as low as possible:

  • Make annual interior inspections of your property.
  • Make drive-by inspections of your property monthly when possible but never less than quarterly.
  • Insure that all repairs are completed at reasonable rates.
  • Conduct move-in/move-out inspection walk-throughs documented in writing and with photographs.
  • Arrange for sprinkler system winterization and de-winterization.
  • Arrange for yearly furnace service and inspections.

  • TENANT RELATIONS

    Mary Calvert Team. is dedicated to creating a positive owner-tenant relationship to increase investment yield and reduce property damage. Prior to occupancy, we check personal and credit references and individually screen each prospect. After move-in, we make physical inspections to see that properties are properly maintained. We talk frequently with tenants so that any issues are addressed before they become problems. We work hard to be the premier landlords in Colorado Springs. Our goal is to furnish tenants with a clean, functional residence and we respond promptly to their maintenance requests.

    Here are the steps we take to ensure positive owner-tenant relationships, to minimize problems and to reduce potential liability:

  • Interview all prospective tenants.
  • Verify employment and wages.
  • Check credit via on-line computer access and collect processing fee.
  • Solicit references from previous landlords as well as personal references.
  • Conduct move-in/move-out inspection walkthrough and prepare a Statement of Property Condition report for tenant to sign.
  • Prepare and administer lease documents, including all disclosures, lead based paint, house rules, Megan's Law, etc.
  • Collect first month's rent plus a security deposit equal to one month’s rent plus $50.
  • Discuss late payment penalties and violations of lease.
  • Notify tenants about rent increases and other assessments.
  • Provide a 24-hour rent drop.
  • Respect tenant privacy.
  • Perform maintenance by appointment only unless it is an emergency situation.
  • Provide each tenant a booklet explaining our policies, addendums (pets, lead-based paint, etc.), cleaning guide.
  • Know tenant rights as a resident under Colorado tenant law.
  • Maintain open communication to ensure good will.

  • FINANCIAL MANAGEMENT

    Mary Calvert Team. is particularly proud of its financial operations system. This system aids us in managing rental collection, late fees, increases, changes in occupancy, as well as other receivables, accounts payable and general ledger entries.

    Here is a list of financial services and reporting we do for each client:

  • Collect all rents and any appropriate penalties.
  • Send proceeds checks electronically each month by the 10th of every month.
  • Forward statements by the fifteenth of each month.
  • Provide clear, concise and "user-friendly" Month-End Statements
  • Provide full expenditure payments including regularly scheduled expenses and/or service contracts.
  • Maintain records of all repairs and improvements
  • Prepare year end 1099's.

    Our property management team has two goals:

    1. Find the best owners with the best properties and rent them to the best tenants while creating a situation favorable to protecting the owner's investment.
    2. Get the job done correctly the first time for a reasonable price in a reasonable amount of time.

    MARY CALVERT is the leader of the Mary Calvert Team and she serves as Property Manager. Mary meets with prospective owners; prepares and executes management contracts; prepares marketing materials and takes appropriate pictures; interviews and checks out prospective tenants; prepares and executes rental contracts; hires contractors; reviews contractor bids; and makes inspections. Mary also attends professional property managers meetings and seminars to keep up-to-date on current legislation. Mary also improves the cost-effectiveness of our mix of service people by maintaining good relations with small specialists with the goal of making the maintenance of your property responsive and cost effective. Mary is an active member of the National Association of Residential Property Managers, and the Pikes Peak Association of Realtors (PPAR).
